Booking directly with us vs. booking on VRBO

Feel free to for check availability and book instantly online using VRBO. (Links below.) However, we welcome the opportunity to book with you directly: Booking directly through our property manager my take a few more steps, but often reduces the cost by avoiding online booking fees. Either way, we look forward to having you as our guest!

Cancellation Policy

You can cancel your reservation 30 days prior to your stay:

  • 100% refund 30 days before check-in

  • 50% refund 14-30 days before check-in

  • Otherwise, no refund

Check-in & Check-Out Times

  • Check-in after 3:00 pm

  • Check-out before 10:00 am

Keyless Entry

  • You will have your own unique code to access the home during your stay

  • A welcome email with the property address, instructions and your unique keyless entry / alarm code will be sent one week prior to your stay.

House Rules

  • Maximum 14 overnight guests (in Hope, Northern Idaho)

  • Maximum 12 overnight guests (in Gold Beach, Southern Oregon)

  • Minimum age requirement of primary renter is 25

  • Pets not allowed

  • Events not allowed

  • Smoking not allowed on the premises

  • No street parking, use only the garage and driveway for parking. Vehicles parked in the street or on the access road may be fined or towed at the vehicle owner’s expense.

  • Hot Tub: No one under the age of 14 allowed unless under vigilant adult supervision

  • Fire Pit: Check for restrictions before lighting and put all embers completely out 

  • No tampering with home theater equipment

  • Please keep the noise down to respect our neighbors

House Binder

The Welcome Binder is to help you have a stress-free, happy stay in our home. It lists out emergency contacts, amenities, where to find things in the home, and some of our favorite local activities and restaurants for you to discover.

Rental Agreement

All guests will agree to a standard rental agreement. We take great care of our homes and ask that you and your guests do the same during your stay. 

Security / Damage Deposit

Your reservation includes a $1,000 security deposit. All charges due or incurred during the stay will be deducted from the security/damage deposit. In the event that the charges exceed the security deposit paid, the difference will be charged to the guest credit card on file. Security/damage deposit will be refunded in full within 7-days of departure if all of the rental provisions have been met.

Check-Out Process

  • Check-out is before 11:00 am

  • Please move furniture back to where it originally was

  • Strip the sheets from used beds, pile used sheets and towels in the laundry room

  • Turn off appliances (not the fridge), lights and heater or air conditioner

  • Do a final check for forgotten items

  • Lock up the house:

    • Close and lock all windows, doors and sliding glass doors

    • Ensure the front door is closed and locked when you leave

    • The entry door code will deactivate after your stay

    • Text or email the property manager once you leave
